Landscape Site Improvements and Master Plans

Tischbern Design Studio works closely with their clients to develop distinctive conceptual landscape master plans based upon input from the client and unique site conditions. Every property has unique site specific physical opportunities and constraints (i.e. size, slope, soils, climate, solar exposure, existing conditions, etc.) and often has local regulations that may influence the landscape site improvements design development. Working with clients and possibly other design team members as needed (i.e. surveyors, soils engineers, building architects, civil or structural engineers, etc.) we help make the concepts become reality.

If through development of the master plan or thereafter, it is determined that the project will need approval through the local municipality we can further develop the master plan to include the additional information required for City or County planning department submittal. Once planning approval is obtained we can then take the proposed improvements to the next level of refinement, creating construction documents with site detailing and final layout for building permit submittal, contractor bidding and construction installation reference.

Tischbern Design Studio provides construction document and detail preparation service to meet the unique characteristics of each design. This phase uses previously completed landscape master plan and refines that schematic plan through design development to provide a detailed level of plans and construction details that can be used for building permit submittal, contractor bidding and final construction.

Grading and Drainage Plan

Artful and functional handling grading (moving, removing or placing soil or rock at the project site) & Drainage (surface & subsurface) are most important considerations contributing to the success of landscape site improvements.

In designing and constructing softscape (earth surface contours, permeable surfaces, planting areas, etc.) and hardscape features (patios, steps, retaining walls and walkways, etc.) grading is used to control the slope, direction and velocity of the water surface. In some cases permeable surface area with buried drainage pits and retention wells can be used to allow water to percolate naturally back into the soil.

Often municipalities (City or County) Codes set out the standards and requirements for performing grading and drainage work for properties within their jurisdiction. Their Code standards and requirements may be applied to ensure appropriate and safe earthwork activities, and to promote adequate drainage of site improvements. Grading permits are often required prior to grading & drainage activities. Careful layout of vertical spot elevations relative to horizontal distance as well as existing and proposed contour elevations are often necessary to show the proposed slopes, site surface form and grading quantities. Property lines, easements, existing and proposed site improvements as well as the locations and elevations of required monuments and benchmarks to complete the work may be identified. Estimate of cut and fill earthwork quantities to achieve the proposed grades may be required. Layout of the surface drainage system (i.e. patio drains, area drains, trench drains, pool drains, etc.) and sub-surface drains (i.e. retaining wall foundations, French Drains, sump drains, etc.), including pipe, slopes, and materials. Systems may be conveyed separately to either an existing drainage facility, to street using sidewalk underdrains, or disbursed on-site using suitable outlet structures. Other supplementary materials and requirements may be applied. In some cased a site geotechnical report or Hydrology/hydraulic calculations may be required. Permit Issuance fees and inspections may be applied prior to the permit approved as final. Grading Plans may also be required to be supplemented with Best Management Practices (BMP) and/or Erosion Control & Sedimentation Prevention Plans including Marin County Stormwater Prevention Program (MCSTOPPP) control measures.

Construction Review and Observation Services

Once the owner has selected an independent landscape contractor, Tischbern Design Studio can provide periodic construction view and observation services to observe if the construction is generally being built pursuant to the design intent of the landscape plans. Construction review may include preconstruction meetings, digital photographs, periodic site visits during construction or upon the request of the owner or contractor and for final walk-through to review the project for an opinion regarding substantial completion.

“Landscape construction observation services” means periodic site visits by the landscape architect or his agent to observe completed work to determine general compliance with the plans, specifications, reports or other contract documents. However, “construction observation service” does not mean the superintendence of construction processes, site conditions, operations, equipment or personnel, or the maintenance of a safe place to work or any safety in, on, or about the site.
